Malaysia is taking another significant step towards reinforcing its position as a leading aerospace and maintenance hub in the Asia-Pacific region, following the groundbreaking of a new Maintenance, Repair and Overhaul (MRO) logistics complex at Subang Aerotech Park. The development, a strategic collaboration between Malaysia Airports Holdings Berhad (MAHB) and Japan’s Mitsui Fudosan, is expected to expand the country’s aerospace infrastructure, enhance supply chain capabilities and support the growing demand for aviation maintenance and logistics services across the region.
The project will be developed by MFMA Industrial Sdn Bhd, a joint venture between Mitsui Fudosan (Asia) Malaysia Sdn Bhd and Malaysia Airports (Subang) Sdn Bhd, and is scheduled for completion in the third quarter of 2027, with commercial operations expected to commence in the following quarter.
Supporting a rapidly Expanding MRO Market
The new facility comes at a time when the Asia-Pacific region continues to emerge as one of the fastest-growing aviation markets globally. Driven by rising passenger traffic, expanding airline fleets and increasing aircraft maintenance requirements, the region’s MRO market is forecast to exceed US$60 billion by 2030, creating substantial opportunities for countries investing in aerospace infrastructure.
Speaking at the groundbreaking ceremony, Malaysia’s Transport Minister Anthony Loke Siew Fook said the project reflects Malaysia’s commitment to strengthening its aerospace ecosystem while positioning the country to capture a larger share of the expanding regional MRO market.
He noted that Malaysia’s aerospace industry currently generates approximately RM32.5 billion in annual revenue and supports more than 35,000 highly skilled jobs, underlining the sector’s growing contribution to the national economy.
Loke emphasised that sustained investment in infrastructure, skilled workforce development and advanced technologies will be essential for Malaysia to maintain its competitiveness as global demand for maintenance, repair and overhaul services continues to increase.
Enhancing Malaysia’s Global Aerospace Competitiveness
Malaysia has steadily established itself as one of Asia’s leading aviation maintenance destinations. The country is currently ranked third in the Asia-Pacific region and fourth globally for business aviation MRO activities, supported by a mature aerospace ecosystem comprising OEMs, MRO providers, component manufacturers and specialised engineering companies.
The addition of the new logistics complex at Subang Aerotech Park is expected to further strengthen this ecosystem by providing aviation companies with modern industrial infrastructure designed specifically to support aerospace manufacturing, aircraft maintenance and aviation logistics operations.
The facility will offer ready-built industrial space, enabling companies to establish or expand operations more quickly compared to traditional build-to-suit developments.
A Strategic Logistics Hub for Aviation
Located within the established Subang Aerotech Park, the development has been strategically positioned to serve as a dedicated aviation and logistics hub for the Klang Valley while offering efficient connectivity to Kuala Lumpur and Malaysia’s wider transportation network.
Built on a 1.78-hectare site, the complex will provide approximately 254,420 square feet of gross floor area and feature flexible multi-tenant configurations capable of accommodating businesses ranging from major aerospace corporations to small and medium-sized enterprises (SMEs).
The facility has been designed to support a wide range of aviation-related activities, including aircraft maintenance support, aerospace component storage, logistics operations, spare parts distribution and supply chain management.
By introducing ready-built industrial facilities alongside existing land sublease and build-to-suit options, the project significantly broadens the infrastructure choices available to companies looking to establish operations within Malaysia’s growing aerospace cluster.
Strengthening Aviation Supply Chains
One of the key advantages of the new development lies in its ability to improve supply chain efficiency for the aviation industry.
Modern MRO operations increasingly depend on rapid access to aircraft components, efficient warehousing, integrated logistics and streamlined inventory management to minimise aircraft downtime and improve turnaround times.
The new logistics complex is expected to support these requirements by creating an integrated environment where maintenance providers, aerospace manufacturers, logistics companies and component suppliers can operate in close proximity, reducing transportation time and enhancing operational efficiency.
As airlines continue to face supply chain disruptions, engine shortages and longer maintenance turnaround times, investments in logistics infrastructure are becoming just as critical as investments in hangars and maintenance facilities.
Malaysia-Japan Partnership Drives Aerospace Development
The Subang Aerotech Park project also highlights the growing strategic partnership between Malaysia and Japan in advancing aerospace infrastructure.
Drawing on its extensive experience in developing more than 50 logistics facilities worldwide, Mitsui Fudosan will contribute international expertise in industrial real estate development and logistics infrastructure.
Managing Director of Mitsui Fudosan (Asia) Malaysia, Masayoshi Saito, said Malaysia’s strategic location at the heart of Southeast Asia makes it an ideal regional logistics gateway, while the established aerospace ecosystem at Subang provides an attractive environment for aviation-related investments.
He noted that the new facility is being designed to accommodate the diverse operational requirements of aerospace, aviation and MRO companies while delivering world-class logistics infrastructure capable of supporting future industry growth.
Supporting Businesses of All Sizes
According to Malaysia Airports Managing Director Datuk Mohd Izani Ghani, the project has been developed with flexibility in mind, enabling it to support both multinational aerospace organisations and smaller aviation businesses.
The multi-tenant facility will provide competitively priced industrial space suitable for companies seeking rapid expansion without the long lead times associated with custom-built facilities.
This flexible approach is expected to encourage greater participation from SMEs involved in aircraft component repair, aviation engineering services, logistics and specialised aerospace manufacturing, further strengthening Malaysia’s domestic aerospace supply chain.

Beyond MRO: Preparing for the Future of Aviation
Alongside investments in conventional aviation infrastructure, the Malaysian government is also preparing for emerging sectors within aerospace.
Transport Minister Anthony Loke revealed that the Civil Aviation Authority of Malaysia (CAAM) has been tasked with developing a comprehensive regulatory framework for the country’s emerging low-altitude economy, covering technologies such as unmanned aerial systems, advanced air mobility and other next-generation aviation platforms.
The framework is expected to be introduced by the end of the year, providing regulatory clarity for future investment and innovation within the sector.
A Strategic Investment in Malaysia’s Aerospace Future
The groundbreaking of the Subang Aerotech Park logistics complex represents more than the construction of another industrial facility—it reflects Malaysia’s long-term strategy to strengthen its position within the global aerospace value chain.
As airlines expand their fleets and maintenance demand continues to rise across Asia-Pacific, investments in logistics infrastructure, supply chain resilience and integrated aerospace ecosystems will play an increasingly important role in supporting the industry’s growth.
By combining Malaysian aviation expertise with Japanese industrial development capabilities, the new Subang Aerotech Park facility is expected to become an important enabler of regional MRO growth, offering aviation businesses a modern, strategically located platform to support maintenance, logistics and aerospace operations for years to come.
